Jurisdictions
Twelve municipalities.
One instrument.
Charleston County isn't one review environment — it's twelve. Each municipality
has its own boards, its own ordinances, its own overlay districts, and its
own review culture. Key Permits is calibrated to all of them.
12 jurisdictions · mapped 13,477 decisions in the index Last refreshed · Sep 4, 2026
Every jurisdiction below is mapped — its boards, ordinances, fee schedules,
and review layers are in the index. Decision-level intelligence runs deepest
where it's marked Live: there we pull board decisions and
staff reviews as they're published, nightly. Jurisdictions marked
Mapped are wired next — the same pipeline, extended board
by board. When a board adopts a new material guideline or a zoning amendment
passes second reading, the index updates and existing pre-flights become
re-runnable against the new rules.

A project at 87 Tradd Street is a fundamentally different review than a project
on Rifle Range Road, even if they're 20 minutes apart. Charleston's peninsula
BAR-L district reads materials and muntin profiles differently than Mount
Pleasant's Commercial Design Review Board. Folly Beach has flood considerations
that don't apply downtown. Kiawah has its own Architectural Review Board with
its own precedent set.
National permit platforms treat all of this as one zip code. Key Permits treats
it as twelve separate review environments, each with its own calibration.
